About the Listing Agent's Role Traditionally, buyers would stop at a house for sale and be shown the property by an agent sitting there. But the problem with that method is that the agent sitting there is usually the listing agent. And in most cases, he or she represents the seller.
Be careful about what you say to a listing agent in terms of any information that may be used in price negotiations since the listing agent is obligated to always work in the seller's best interest. A listing agent's role is to find a buyer, and to get as high a price and as good terms as possible for the seller. He or she is required to inform the seller of any facts that may influence the seller's decision about whether to accept an offer or not.
Always keep in mind that you want the lowest price and the best terms. If an agent is not directly working for you, you might be working at a disadvantage, both in terms of negotiating the best price and in terms of lack of information above and beyond the material facts surrounding the home you are purchasing. Consider working with a buyer's agent or make sure when you enter the open house that the listing agent answers all of your questions to your satisfaction before making an offer.
Do keep in mind however that most sales occur when the seller wants to sell, and the buyer wants to buy, and many sellers and buyers reach an agreebale and often friendly compromise in the course of a transaction and results in a sale at "Fair market value".

A buyer agent can help you navigate through what could potentially be a long,frustrating and complicated process when trying to obtain one of these properties.
